Canada Condo Buyers: Evaluate the Building First

As someone who’s spent over 25 years in Windsor and now guides clients through Ontario’s condo market, I’ve seen firsthand how today’s softer market creates new opportunities—and new challenges—for buyers. While lower prices and more options might catch your eye, it’s not just about finding the right unit at the right price. Evaluating the building itself is just as crucial.

Whenever I help clients draft an offer, I always make sure it’s conditional on reviewing the Status Certificate. This isn’t just paperwork—it’s your window into the building’s reserve funds, ongoing litigation, fee structure, and the rules that will shape your experience and investment. I’ve found that comparing the reserve fund balance with the reserve fund study, and watching for repeated fee hikes above 5%, can reveal whether the building has been keeping up with maintenance or deferring costly work for future owners.

Buildings with a high concentration of investors can affect financing options, and details like transit access and retail amenities can make a big difference for both lifestyle and future resale. Looking at comparable sales within the same building is another key step I recommend to help test whether a property is truly the right long-term fit.

In this market, the real risk isn’t paying too much for a well-managed building—it’s getting lured by a low price into a poorly run one. That’s why thorough due diligence at the building level is more important than ever.
