Ontario’s temporary HST relief has been in the spotlight lately, as industry groups highlight how even short-term tax reductions can contribute to affordability and spark more home sales. Yet, as anyone navigating Windsor’s real estate landscape knows, builders still face steep challenges—from rising costs for materials and labour, to slow municipal approvals and a web of fees and levies. These hurdles add significant weight to every project, making it clear that taxes are more than just a line item—they’re a real barrier to getting homes built. The rollout of the HST relief program itself wasn’t smooth, either, with delays and uncertainty that left both buyers and developers in limbo. Highrise condo projects, in particular, struggle with policy changes that don’t match their long timelines. The consensus among advocates? Ontario needs a permanent solution—removing HST from new homes could help us meet the ambitious goal of 1.5 million homes by 2031. As a REALTOR® in Windsor for over 25 years, I see firsthand how such policy shifts might impact both our local market and the broader province.
